Homes in most price ranges fall into a buyer's market (greater than six months worth of inventory) or a neutral market (3-6 months worth of inventory). On top of that ~ rates are historically low.
In fact, Wyoming Community Development Association (WCDA) has a new loan package. It's being called "Spirit! of Wyoming Homeownership Initiative" and offers a 2.5% initial rate with the rate adjusting up to 4.5% on year 11. There are elgiblity requirements ~ the purpose of this program is to recruit and retain critical workforce in Wyoming. You must be active military, a veteran, or be employed in one of the following fields: community & social service occupations, education, training and library, healthcare practitioners & technical occupations, healthcare support & protective service occupations. There are income max limitations as well as a sales price limitations.
If you would like further information about this loan package let me know. I'll get you connected with a lender who can give you all of the specifics!
